  1. Preheat griddle. In medium bowl, stir flour, baking powder, salt, and baking soda together.
  2. In a separate bowl, beat egg, buttermilk, brown sugar and oil together.
  3. Stir into dry ingredients just until moistened; batter should be slightly lumpy.
  4. Pour 1/4 cup batter for each pancake onto sprayed or seasoned hot griddle.
  5. Flip the pancake when bubbles appear on surface, about 4-6 minutes; turn only once. Cook additional 2-4 minutes on second side.
